Time Decision Engine is an AI-powered lead scoring and analysis tool built for US real estate professionals. It analyzes lead messages and provides scores, insights, suggested replies, and closing tactics.
This service is intended for licensed real estate professionals operating in the United States.
You are solely responsible for how you use the information provided by this service. We are not liable for any decisions made based on our AI outputs.
Our system is designed to comply with the Fair Housing Act (FHA), Equal Credit Opportunity Act (ECOA), and Americans with Disabilities Act (ADA). The AI does not consider or infer protected class information including race, color, religion, national origin, sex, disability, or familial status.
You are responsible for ensuring your own compliance with all applicable fair housing laws and regulations in your jurisdiction. Our tool is an aid, not a substitute for your professional and legal obligations.
Upon registration, a unique TDE email address is automatically generated for your account (e.g. yourname@mg.timedecisionengine.com). You may forward lead emails to this address to trigger an automatic analysis.
By using this feature, you confirm that you have the right to forward the email content to a third-party service for processing. You are responsible for complying with any confidentiality or data handling obligations applicable to your communications.
Forwarded emails are processed via Mailgun and are not permanently stored after analysis is complete.
If you provide a phone number at signup, analysis results will be delivered to your phone via SMS. By providing your number, you consent to receive these transactional messages.
We do not send marketing messages via SMS. Standard message and data rates from your carrier may apply. You may opt out at any time by replying STOP or by contacting us.
Payments are processed by Paddle. By subscribing, you authorize recurring monthly charges of $79 to your payment method.

The Time Decision Engine platform, including its design, code, prompts, and scoring methodology, is our proprietary intellectual property. You may not copy, reverse engineer, or replicate any part of this system.
You retain ownership of the lead messages you submit for analysis. By submitting them, you grant us a limited license to process them for the purpose of providing the service.
To the maximum extent permitted by law, Time Decision Engine and its operators shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the service.
Our total liability to you for any claim shall not exceed the amount you paid us in the 3 months preceding the claim.
We reserve the right to suspend or terminate your account if you violate these terms, misuse the service, or engage in any activity that harms other users or our systems.
You may delete your account at any time by contacting us.
We may update these terms from time to time. When we make material changes, we will notify you by email or by displaying a notice on the service. Continued use after changes constitutes acceptance.
These terms are governed by the laws of the United States. Any disputes shall be resolved through binding arbitration rather than in court, except for matters eligible for small claims court.
